
Seneca Resorts & Casinos will begin a $47 million renovation of guest rooms at Seneca Niagara Resort & Casino in October, updating 594 rooms and suites across 22 floors of the 26-story property.
The project covers 394,000 square feet and represents the first major overhaul of the guest rooms since the hotel opened in 2005. Crews will complete the work in three-floor phases to keep a substantial share of rooms available for bookings throughout construction.
Seneca Niagara recorded more than 181,000 occupied rooms in 2025 and approximately 141,000 so far in 2026. Total completion is scheduled for December 2027.
Renovation follows Allegany property update
Seneca Resorts & Casinos President and CEO Kevin Nephew said the project extends work already completed at a sister property.
“It’s just starting to languish a little bit, so we went ahead, and we made the investment,” Nephew said. “We’d made the investment at Seneca Allegany already at that hotel, and we’re continuing.”
Nephew added that the renovation continues the momentum built at the resort’s arrival areas.
“Once we did the arrival experience downstairs, it was just a matter of time to come up all the way through,” he said. “Seneca Niagara Resort & Casino is the gateway to bold, distinctive, and memorable experiences for our guests. With this latest evolution, we continue to elevate our world-class atmosphere and keep Seneca Niagara at the leading edge of luxury to make each stay with us even more memorable.”
Hicham Jaddoud, SVP of Resort Operations for Seneca Resorts & Casinos, said the renovation is intended to carry through the guest experience beyond the hotel’s arrival areas.
“Our vision for this project delivers on the elegance and quality our guests have come to expect from each visit to Seneca Niagara Resort & Casino, building on the transformative experience that greets them when they arrive and carrying that feeling of excitement and anticipation of what’s to come throughout the hotel,” Jaddoud said.
When asked whether the casino floor could see a similar overhaul, Nephew suggested an announcement could come later.
“Let’s put it this way: not at this press conference, but maybe some press conferences in the future,” he said.
Design draws on Seneca culture
The renovated units will include end suites, center suites and standard rooms, with a design inspired by natural water and earth tones. Seneca Gaming’s construction and design team worked with Seneca Nation members to incorporate cultural imagery and artwork into the rooms.
“We brought in Seneca artists and Seneca descendant artists for all the artwork that’s in these rooms. So all original artwork provided by Seneca artists,” said Joseph Fanara, Seneca Gaming VP of Design and Construction. “And we had a cultural committee of the Senecas weighing in on what those pieces would be.”
Fanara said sourcing furniture and casework from overseas suppliers created delays during the planning phase.
“We have a lot of the furniture, the casework in the rooms, coming from overseas. When the tariffs hit, that obviously delayed a lot of things getting to us for the mock-up rooms,” he said. “Which we just had to manage through.”
Part of a wider investment across properties
The Seneca Niagara project is the latest in a series of renovations across the company’s three properties: Seneca Niagara, Seneca Allegany and Seneca Buffalo Creek.
Earlier this year, Seneca Resorts & Casinos completed a $2.7 million renovation of the Seneca Café restaurant at Seneca Allegany Resort & Casino. A $5.8 million renovation of Seneca Allegany’s Thunder Mountain Buffet is underway, with completion scheduled for November.
Seneca Niagara Resort & Casino has 604 rooms and suites in total and has received the AAA Four Diamond Award annually since 2006. Amenities include multiple restaurants, the Spa at Seneca, an indoor swimming pool, a fitness center, retail outlets, meeting and banquet space, and the 2,300-seat Seneca Niagara Event Center.
